Like the Ramsdell Road project, this house is situated on a small, nonconforming lot with specific view corridors to the water. The house was designed to take advantage of this view by locating the living room at the corner of the house where the best vantage point could be had, knowing that any future development around them would not affect it.
The existing house will be torn down, having been determined not to be salvageable. The existing garage will be kept, since its location so close to the property line is grandfathered. The new house will conform to current setback requirements and allowable lot coverage because of its location in a Resource Protection District.
